Fall Lawn Aeration and Overseeding in North Carolina: The Complete Guide

If you own a fescue lawn in North Carolina, fall aeration and overseeding is the single most important service of the year. Do it in the right 3-week window and you get a thick, dark-green lawn all winter and spring. Miss it, and no amount of spring fertilizer will fix the damage.

Why fall is the only correct time

Fescue is a cool-season grass. It grows most aggressively when soil temperatures are between 55°F and 70°F — which happens in the Triangle roughly from mid-September through mid-October. Seed planted in this window germinates, establishes deep roots, and hardens off before winter. Spring overseeding fails because crabgrass and heat outrun new fescue every year.

The aeration + overseeding process

• Mow low (2.5 inches) and remove clippings
• Core aerate — pulling actual soil plugs, not spike aerating
• Broadcast a premium turf-type tall fescue blend at 6–8 lb per 1,000 sq ft
• Apply starter fertilizer with phosphorus for root development

Choosing the right seed

Cheap contractor-grade fescue is full of annual ryegrass and weed seed. Insist on a turf-type tall fescue blend with a purity of 98%+ and germination of 90%+. In the Triangle, blends with 'Rebel Exeda,' 'Titanium,' or 'Falcon' varieties perform well.

Warm-season lawns are different

Bermuda and Zoysia should never be aerated or overseeded in the fall. Warm-season aeration happens in late May or June when the grass is actively growing.
